How to read this data (most contractors get this backwards)

Three numbers matter, and volume is the least important of them:

  • Monthly searches — national U.S. demand. Useful for sizing a category, not for predicting your calls.
  • Average CPC — what advertisers pay per click, and the best available proxy for commercial intent. High CPC means those searchers buy.
  • Competition — how crowded the paid auction is, which usually mirrors organic difficulty.
The rule: chase CPC, not volume. A 500-search/month term at $50 CPC will out-earn a 100,000-search/month term at $3 CPC every single time for a service business.

The seasonality factor nobody accounts for

HVAC search demand is violently seasonal. "AC repair" can triple between April and July, and "furnace repair" does the same from October to January. The volumes on this page are 12-month averages — your peak-month demand for cooling and heating terms is typically 2–3× the number shown. Two implications: publish and build links for cooling content in February, not June, and never judge a page's performance against the prior month — compare it to the same month last year.

Why national volume is not your volume: the city-modifier math

A metro's share of national search volume roughly tracks its share of U.S. population (~340 million). Apply that percentage to any number in the tables above:

  • Phoenix (1.6M people, ~0.47%) of a 368,000-search term ≈ 1,730 local searches/month
  • Tulsa (410K people, ~0.12%) ≈ 440 local searches/month
  • A 60,000-person suburb (~0.018%) ≈ 65 searches/month

Sixty-five searches sounds small until you run it out: at a 30% click-through rate from the #1 organic position and a 25% call rate, that's about 5 calls a month — from one keyword in one town. Multiply across 40 service terms and 15 surrounding cities and you have the real model: hundreds of small keyword wins, not one big one.

The five keyword types every HVAC website needs

  1. Emergency / no-heat, no-cool terms — "emergency ac repair," "24 hour ac repair," "emergency furnace repair." Lower volume, highest close rate, CPCs from $58 to $69. Own these first.
  2. Service + city terms — "ac repair Mesa AZ," "furnace replacement Naperville." This is where 70–80% of your organic revenue comes from.
  3. Replacement & install terms — "ac replacement," "furnace installation," "heat pump installation." These are your $8K–$20K tickets. Worth heavy investment even at low volume.
  4. Maintenance terms — "ac tune up," "hvac maintenance." These build the service-agreement base that carries you through shoulder season.
  5. Informational terms — "new hvac system cost," "how long does a furnace last." These capture buyers 30–90 days out and feed AI answers.

How to turn this list into a site structure

  1. Pick your 8–12 money services from the tables above — the ones you want more of and profit most from.
  2. Build one deep service page per money service (900–1,500 words, real photos, pricing guidance, FAQs, schema).
  3. Build city pages for each service in each city you serve — "[Service] in [City]" — with genuinely unique content: neighborhoods, local job examples, local reviews.
  4. Match the intent of the term. Emergency keywords get click-to-call above the fold and a response-time promise. Research keywords get cost guides and comparisons.
  5. Support with content — one informational article per money service answering the questions buyers ask before they call.
  6. Mirror it in Google Business Profile — your services, posts and photos should use the same keyword language.

Frequently asked questions

How many keywords should a HVAC website target?

Plan on 8–12 core service terms multiplied by the cities you serve — typically 100–400 keyword/city combinations for an established contractor. That's why a service-area matrix beats a flat list.

Are "near me" keywords worth targeting?

You can't optimize a page for "near me" directly — Google resolves it to the searcher's location. You win those searches through Google Business Profile optimization, citations, reviews, and city-level service pages.

How long does it take to rank for these keywords?

Long-tail service+city terms in smaller markets commonly move within 60–120 days. Head terms in major metros typically take 6–12 months of consistent content, links and reputation work.
